Tenant Move Out Cleanup >> Asbestos Abatement

If you are reading this article, it is most likely that an Asbestos Abatement will be performed nearby to your home or office in the future. While not inclusive, this article will try to answer many of the usual inquiries that most people might have under these conditions. Asbestos-containing building materials have been installed in many of the buildings in the United States. The most customary use is in thermal insulation on steam boilers and water pipes, floor tile, and acoustical ceiling tile.

  1. If your building was built before 1980, there is a good possibility that it was constructed with Asbestos Abatement building materials. Asbestos-containing building materials are not dangerous when they remain undamaged. But when they are disturbed, these building materials could release small, microscopic fibers into the air we breathe, which, when present in high enough quantities, might pose a health risk to the building occupants. Because these building materials are liable to be damaged by restoration activities, they should be “abated” first. Asbestos Abatement abatement comprises all movements to control any dangers caused by the presence of asbestos containing building materials.
  2. These movements may involve the asbestos removal, inclusion, or encapsulation of the building materials. Normally asbestos removals are usually done in combination with planned restoration or other construction endeavors. Inclusion or encapsulation is utilized to steady the damaged asbestos in areas that are not undergoing any restoration.  All asbestos abatements are performed in an organized manner, in these three steps: preparing the Asbestos Abatement area; the removing of the asbestos, enclosing, or encapsulating the asbestos; and clearance. Preparation also involves setting up an inclusion; sealing up all of the windows, doors, HVAC ductwork, and other openings with heavy plastic sheeting.
  3. More plastic sheeting might be used to cover all borders of the asbestos abatement, or if the asbestos abatement is small, a mini-enclosure might be set up. The abatement area is then placed under negative-pressure, or vacuum, to make sure that no air will leak out from the sealed off area into nearby areas. Airlocks are then set up to allow only the Asbestos Abatement abatement technicians to enter and exit safely, as well as for bagged asbestos to be removed for disposal. Previous to any work with the asbestos building material, asbestos abatement specialists conduct an inspection of the inclusion to confirm that it is sufficient for the planned asbestos abatement.
  4. The actual Asbestos Abatement removal is done mostly by hand to reduce the disruption of the hazardous material. Water is sometimes used to wet the asbestos to even further minimize its ability to release the fibers.  Specific vacuum cleaners with High Efficiency Particulate Air (HEPA) filters are used to catch any of the fibers that might have been discharged. After the majority of the asbestos-containing material is removed, a final thorough cleaning of all surfaces within the enclosure is done using damp sponges or rags, and HEPA vacuums. The initial step is a visual examination to confirm that no asbestos or residue remains in the construction area. If such Asbestos Abatement materials are found, the final cleaning described above is repeated.
