Flood Damage >> Colorado Floods Cause Mold Problems

Places that are often or always damp can be hard to maintain completely free of mold. If there's some mold in the shower or elsewhere in the bathroom that seems to reappear, increasing ventilation (running a fan or opening a window) and cleaning more frequently will usually prevent mold from recurring, Colorado Floods Cause Mold Problems or at least keep the mold to a minimum.

You may suspect hidden mold if a building smells moldy, but you cannot see the source. If you know there has been water damage and residents are reporting health problems. Mold may be hidden in places such as the back side of dry wall, wallpaper, or paneling, the top side of ceiling tiles, the underside of carpets and Colorado Floods Cause Mold Problems pads, etc.

Other possible locations of hidden mold include areas inside walls around pipes (with leaking or condensing pipes), the surface of walls behind furniture (where condensation forms), inside ductwork, Colorado Floods Cause Mold Problems and in roof materials above ceiling tiles (due to roof leaks or insufficient insulation).

Investigating hidden mold problems.

Investigating hidden mold problems may be difficult and Colorado Floods Cause Mold Problems will require caution when the investigation involves disturbing potential sites of mold growth. For example, removal of wallpaper can lead to a massive release of spores if there is mold growing on the underside of the paper.

If you believe that you may have a hidden mold problem, Colorado Floods Cause Mold Problems consider hiring an experienced professional. Biocides are substances that can destroy living organisms. The use of a chemical or biocide that kills organisms such as mold (chlorine bleach, for example) is not recommended as a routine practice during mold cleanup.

There may be instances, however, when professional judgment may indicate its use (for example, when immune-compromised individuals are present). In most cases, it is not possible or desirable to sterilize an area; a background level of mold spores will remain - these spores will not grow if the moisture problem has been resolved. Colorado Floods Cause Mold Problems

If you choose to use disinfectants or biocides, always ventilate the area and exhaust the air to the outdoors. Never mix chlorine bleach solution with other cleaning solutions or Colorado Floods Cause Mold Problems detergents that contain ammonia because toxic fumes could be produced.

Dead mold may still cause allergic reactions in some people, so it is not enough to simply kill the mold, it must also be removed. Suspicion of hidden mold growing on the back side of wallpaper. If you choose to hire a contractor (or other professional service provider) to do the cleanup, Colorado Floods Cause Mold Problems make sure the contractor has experience cleaning up mold.

Check references and ask the contractor to follow the recommendations in EP's Mold Remediation in Schools and Commercial Buildings, the guidelines of the American Conference of Governmental Industrial Hygenists (ACGIH), or other guidelines from professional or Colorado Floods Cause Mold Problems government organizations.

If you suspect that the heating/ventilation/air conditioning (HVAC) system may be contaminated with mold (it is part of an identified moisture problem, for instance, or there is mold near the intake to the system), Colorado Floods Cause Mold Problems consult before taking further action. The occupied section of Floor 1 was not assessed (northeast corner- first suite to the left upon entering building at front door).

The unleased suite directly to the south of Storeroom 103 had two areas with chillers that prevented the wall from being opened at these locations. All other areas on Floor 1 were assessed. All exterior wall areas seen in the walkthrough of Phase 3 have been satisfactorily cleaned with soap/detergent and Colorado Floods Cause Mold Problems water.

Any evidence of previous mold growth on studs or plywood has been completely removed. There were two studs noted (Office 109 – southwest corner; DPL Staff Suite 108 – near southeast corner) that had a dappled appearance - as if mold had been growing on them in the past and Colorado Floods Cause Mold Problems discolored the wood.

There did not appear to be active fungal growth on them now. Alborn Construction agreed they would soap/disinfect the two affected studs. The remainder of the first floor had occasional areas where the wood has been discolored over time- most likely due to prior water intrusion, sap leaching or Colorado Floods Cause Mold Problems lumber mill practices.

Multiple readings in various areas throughout the suites with a protimeter (wood moisture reading device) showed that the wood was dry in most places (0 – 16 % moisture; readings less than 18% are considered dry). On the southeast side of the south wall, there were some areas that had 18 - 20 % moisture. Colorado Floods Cause Mold Problems

It was mentioned that there had been a torrential downpour the previous day, Colorado Floods Cause Mold Problems and due to window flashing being temporarily removed from the exterior of the building, it was theorized that this deluge caused water to seep into the wood- thus causing the slightly elevated moisture readings.

It was also noted by the owner's environmental representative that wood moisture readings she took the previous day (before the rainstorm) had all been in the "dry" range. A small amount of water had also dripped inside at the large construction window (east side of building) and Colorado Floods Cause Mold Problems pooled on the sill. Six airborne mold samples from the first floor work area and one from outdoors were collected during this visit.

All analytical results show a much smaller amount of mold spores inside the building than outside. This is the desired outcome, Colorado Floods Cause Mold Problems as it is evidence of no indoor fungal amplification. Sample number253-25, which was collected in the suite at the "dogleg" (no suite number noted- see map page) had the most amount of spores found from the interior samples, and was approximately 1/3 the amount of the outdoor samples.

It was observed that the large construction window was open in this area, Colorado Floods Cause Mold Problems so it is likely that most spores found were from the outdoors. WEC recommends that Alborn Construction replace the exterior window flashing as soon as possible to prevent any more water infiltration.

After this has occurred, it is recommended to have the owner's environmental consultant re-test the wood moisture content on the south and southeast walls to ensure it is dry (less than 18 % moisture). Once it is dry, then Alborn Construction may proceed with encapsulation, Colorado Floods Cause Mold Problems as well as replacing the vapor barrier, insulation, and sheetrock on all exterior walls scheduled for Phase 3.
